Landlords with properties in Chicago must use a Chicago Lease 2024 and must include several additional documents as addenda for signing along with the Chicago Residential Lease. The various addenda are noted below along with a brief description of their purpose.

City of Chicago Residential Landlord and Tenant Ordinance Summary

A summary document providing information on the rights and responsibilities of the landlord and tenant, security deposit specifics, landlord and tenant remedies for noncompliance, subleasing information, and other important and common topics.

Bed Bug Information

Meets the requirement imposed on landlords by the City of Chicago to provide information on bed bugs to tenants in order to address the growing problem of bed bugs. Contains helpful information about bed bugs, along with tips on how to prevent and control infestations.

Security Deposit Disclosure

States the amount of the security deposit and the name and address of the financial institution where the security deposit will be deposited. Also specifies various aspects of handling security deposits, such as the procedures for return of the security deposit, as found in Sec. 5-12-080 of the City of Chicago Municipal Code.

Utility Cost Disclosure

Required by Chicago Municipal Code § 5-16-10 et seq. Allows landlord to disclose that heat is individually metered to the premises, that the cost of heating is the tenant’s responsibility, and the actual cost of heating for the previous 12 months.
