LeaseRunner removes the direct contact negatives, like people suspicious of handling personal information over to another who may or may not be legit. I had an applicant accuse me of being a personal information thief! It was all a distraction. Turns out she was a twice-evicted train wreck with terrible credit. Now using LeaseRunner, there is a third element and the process is between the applicant and LeaseRunner. I get my reports and nothing more. Completing the process all online in as little as 1 hour!

Traditional credit scores measure general financial behavior — loans, credit cards, and mortgage payments. The RS³ Score is built specifically to predict rental payment default. The key difference: RS³ recalculates based on the exact rent amount being applied for, while a traditional credit score stays the same regardless of what property a tenant is applying for.
No. LeaseRunner Rental Screening Science Score does not require a hard or soft credit pull. Instead, it analyzes bank account data — income, transaction history, and payment patterns — which is a more accurate and current source of financial information for rental screening purposes.
RS³ uses a combination of: (1) Bank metrics — account balances, transaction history, payroll deposits, overdrafts, returned checks, and days of activity; (2) Application data — monthly income, rent amount, number of occupants, and employment status; (3) Rental history — eviction history and payment default patterns. All bank data is accessed securely via API with the applicant's authorization.

The score is calculated from bank data, not credit history, so the absence of a credit record does not prevent evaluation
Yes. RS³ is available across all 50 U.S. states. The score is built on transaction data from 2,000+ ZIP codes and 1,000+ U.S. banks nationwide. It is currently available exclusively through LeaseRunner's Portable Tenant Screening Report (PTSR).
At this time, RS³ requires a U.S. bank account to access the bank data needed for scoring. Applicants without a U.S. bank account are not able to generate an RS³ score. LeaseRunner continues to explore solutions to serve a broader range of applicants.
Currently, LeaseRunner uses the RS³ on its Portable Tenant Screening Report (PTSR). Expansion may follow to further optimize tenant screening for both landlords and tenants.
