Yes, in Colorado, landlords are must accept your PTSR based on the C.R.S. § 38-12-904. if

It was generated within the last 30 days

The report is directly accessible to the landlord at no cost

The applicant states that there were no material changes since the report was generated (new eviction, new criminal conviction, etc.)

Do I Qualify for a Colorado PTSR?

Before sharing your reports, ask the prospective property manager about the screening criteria. Typical screening criteria

You don’t have any eviction records in the last 7 years

You don’t have any criminal convictions in the 5 years

You show a steady income of at least 2x the rent

You don't overdraft your bank account

You keep a balance in your bank account for at least one month’s rent

What Is the PTSR Cost?

Portable Tenant Screening Reports from LeaseRunner are $41 for each applicant 18 years and older. It is a one time fee.

Is the PTSR Fee Refundable?

The fee for PTSR is not refundable. Simply share the same PTSR with the next landlord during a 30-day period.
